Make Sure Your Land Is Legal

Although legal considerations can be left until a land buyer is found, it is advisable to at least review the title and other deeds relating to the land before it is offered.

Avoid Wasted Effort & Cost

After all, there is not much point in securing a ready, willing and able buyer, only for the sale to collapse because of some restriction against development in the title.

Or perhaps a right of way or way-leave that makes the land undevelopable.

Prepare a Draft Contract

It is also a good idea for your solicitor to have drawn up a draft contract for sale.

Then, when a buyer is found, you can ‘strike while the iron is hot’ and get the sale tied up before there can be any change of mind.
