<p>An outline planning consent for 10 detached houses with gardens and double garage space if required in a desirable village location. The houses will sit on the southern part of the site whilst English Heritage will preserve an area to the north of the site for a Scheduled Ancient Monument. For the purposes of our appraisal we have assumed 10 x 3 bedroom detached two-storey houses. Appearance, landscaping, and scale are ‘reserved matters’ for a detailed application to be approved by November 2016. </p>
<p><b>The Site</b></p>
<p>The site is approximately 0.71 ha or 7100 m2 and is level. There is an existing dwelling on site and some outbuildings that will need to be removed. A Transport Assessment, F.R.A., Ecology Report and Bat Survey have all been completed. The principles of a surface water drainage scheme are completed. Visibility from the entrance of the site has been approved and layout and access is approved. The site passes the sequential and exception tests for any flood risk and ground levels are to be raised to 6 m AOD. To meet the requirements of the Council and English Heritage Archaelogical work is required before building, a quote of £50,000 has been provided and this figure in included in our appraisal. </p>
<p><b>The Area</b></p>
<p>The village lies some 2.5 miles south of Burnham-on-Sea. The village has a population of some 1500 people and is noted for its Grade 1 Listed church established in the 13th century. The village has a primary school and numerous pubs as well as a local wildlife park. Burnham-on-Sea is a seaside resort with a local population of 18,500 people. The town has a very good high street with banks, cafes, bakers, delicatessens and three large supermarkets nearby. Further north is Weston Super Mare. The town has all the major supermarkets including Waitrose as well as the Sovereign Shopping Centre. All major sports clubs are represented in the town and private Sports Clubs are also located here. The village is within easy reach of independent schools such as Sidcot School in Winscombe and Taunton School to the south. </p>

<p>A detailed planning consent for twenty three houses on the south-western edge of Exmoor National Park in a desirable village location. Seventeen of the houses are open-market houses being as follows (approximate G.I.A). 4 X 4-bedroom detached houses (100m2), 2 x 3-bedroom detached houses (85m2), 4 x 3 bed semi-detached 3 storey (120m2), 7 x 3 bed semi-detached and terraced (82m2). The houses are designed with render, slate roofs, timber windows, doors and fascia’s to reflect the village setting. There are a further 6 x 2-bedroom properties both semi-detached and terraced which will contribute to the affordable housing requirement. Maybe a developer may want a different configuration of housing on this site but this is the current planning consent.</p>
<p><b>The Site</b></p>
<p>The site is approximately 1.5 acres and the design of the houses is such as to fit in with the contours of the land. We understand that there is the possibility of the spoil being taken from the site. There are some barns to demolish. A new T Junction is constructed up to the entrance of the site. There is a need to extend the construction of the existing retaining wall. There is a Geotechnical Report, including an environmental and soakaway investigation. There is an environmental noise assessment. A more recent application has discharged conditions relating to a) Archaeology b) the northern boundary, c) noise and dust d) contamination. The site offers 42 parking spaces using both private drives and private courts to the rear of properties where possible.</p>
<p><b>The Area</b></p>
<p>This a desirable and picturesque village on the edge of the Exmoor National Park and with views over the surrounding countryside. The village has all amenities that you would expect such as a local shop, post office, village hall pub and primary school but also a very good sports club offering the main sports plus archery and badminton. The village also has various clubs including a drama club and youth club. Barnstaple is some 13 miles to the west of the village and is the main town in North Devon with all the major High Street Retailers, The Green Lanes Shopping Centre and Sainsbury Supermarket. The town also has a theatre, is the home of Exmoor Zoo, Marwood Hill Gardens and Broomhill Sculpture Garden. As well as the state schools of Park Community School and Pilton Community College, independent education is offered at St Michael’s School and West Buckland School. Taunton is about 40 miles to the east of the village.</p>

The house is approximately 2150sq.ft on one level and is designed to fully integrate within the existing landscape. The house will have a lounge, dining area, kitchen, storeroom, larder, utility and cloakroom with 4-bedrooms and 3 bathrooms, 2 en-suites and a covered terrace. Three of the four exterior walls are built into the chalk bank with a glazed wall to the west with views out across the valley. The house will also have a grass roof with 3 roof-lights for additional light. Up to 22 Solar panels can be fitted onto an existing barn on site to provide heating and lighting for the development. <p>A detailed planning consent has been granted for a large detached house of approximately 1700sq.ft in the town centre but in a quiet no-through road. The plot is in the conservation area and the house is sensitively designed to be sympathetic to its setting. The plans indicate a three bedroom detached house although the scale of the house makes it comfortably larger than most four bedroom houses; two-storeys with pitched roof and a projecting gable facing the road, to emulate the historic Almshouses to the west of the site. The house will be constructed of terracotta brick, hamstone lintels and cills, plain clay roof tiles and painted timber windows and door, referencing the historic Almshouses. The plot is very centrally located with the town centre and Abbey a short walk away.</p>
<p><b>The Site</b></p>
<p>The site is level and clear and is approximately 0.025ha. The plot will allow for a garden and further outdoor amenity space, with the main living room opening onto the patio. The plot will also allow for two on-site parking spaces. Due to the sensitive nature of the location an Archaeological Assessment has been completed and a written scheme of investigation is a pre-commencement condition. BT has a telegraph pole on the edge of the site and the architect advises that they can be obliged to move it if required as it is on private land.</p>
<p><b>The Area</b></p>
<p>Glastonbury is renowned for the Tor and Abbey as well as having an interesting town centre with many unique and individual shops and cafes. <p>The site currently has an outline planning consent for up to 20 dwellings being 13 open-market and 7 affordable units on a large level site of approximately 1.33ha or 3¼ acres. The indicative layout shows how an acceptable access can be provided and that the site can be laid to 20 houses, being 8 detached and 12 semi-detached or terraced. The houses will wrap around the rear of existing residential development. An Option is sought to run a detailed planning application to extend the site further back, closing the gap to the 1.6ha woodland, and increasing the number of houses. This additional land will bring the total site area to around 3.8 acres in total. Mosterton is identified as a key settlement in both the existing and emerging plan with new development to be directed towards these existing sustainable settlements. The current planning consent was won on Appeal. The Planning Inspector identified the main issue at Appeal as being whether the proposed development could be regarded as sustainable development, having regard to the setting of the site in the Dorset A.O.N.B. The Inspector on granting planning consent at Appeal found that the village is already in the landscape of the A.O.N.B. and that there is a significant shortfall in housing land supply in West Dorset.</p>
<p><b>The Site</b></p>
<p>The site extends to around 3¼ acres with another 0.55 acres identified as being potential development land, extending the building line northwards and closing the gap to the 1.6ha woodland recently planted in 2007. The site could perhaps both be more intensively developed and the residential area could also be extended, subject to planning. The site is level and clear. All matters are reserved although the new access which will be widened and a new footway created is designed and agreed with Highways. Layout, access, scale, appearance and landscaping are reserved matters. The following reports have already been completed, Topographic Plan, F.R.A., Biodiversity Mitigation Certificate, Ecological Survey, Landscape and Visual Impact assessment.</p>
<p><b>The Area</b></p>
<p>Mosterton is a village in West Dorset, being 3 miles north of Beaminster and close to Crewkerne in South Somerset, just 2 miles from Crewkerne railway station which is on the main line from Exeter to Waterloo. The village is a linear settlement along the A3066. Local amenities include a primary school, shop, village hall, inn and 19th century church. The area is surrounded by open countryside. The market town of Crewkerne has an interesting town centre and a Waitrose supermarket, secondary education is provided at Beaminster School.</p>
<p><b>Services</b></p>
<p>The site has access to all main services excluding gas. The site may need a private sewage treatment plant discharging into an open water course to the River Axe or the existing system to be upgraded which may be more cost-effective. <p>A multiple development opportunity consisting of ten dwellings with a detailed planning consent granted for a terrace of four x 3-bedroom houses. A further six x 2-bedroom flats are currently pending a detailed planning consent. The terrace of four houses will sit on the south-east part of the site with two floors, additional roof-space, gardens and on-site parking. The houses have a g.i.a of 1035sq.ft each. The flats will occupy a 3-storey building to the north-west of the site again with on-site parking for each flat. The flats have a g.i.a of 656sq.ft each. The dwellings are close to the local town centre and are positioned at the end of a cul-de-sac in a quiet residential area. There is a small student population in the wider area serving U.W.E.</p>
<p><b>The Site</b></p>
<p>The site is level and the houses occupy some 715sq.m, whilst the flats some 822sq.m. A vehicle swept path analysis has been completed as has a contamination risk assessment and a coal report. The site has existing buildings on it to be demolished. The site has been used for warehousing, distribution and storage since 1980 as well as some light industrial usage. The planning consent recommends further investigation regarding possible contamination as a precautionary measure. A structural engineer’s report has no objection to the development, but proposes 2 boreholes as part of an intrusive site investigation as again a sensible precaution. The site is adjacent to the Bristol to Bath cycleway.</p>
<p><b>The Area</b></p>
