A detailed planning consent has been granted for a large detached four bedroom house plus study with the gross internal floor area being 1281sq.ft plus integral garage. The plot has a large rear garden and sits in a space twice the size of neighbouring plots. The house will sit in a cul-de-sac residential location some 1.5km from the town centre

The Site

This is level and clear site save for a shed on site. The plot is some 0.04 ha, or 400 m2, to allow for the new dwelling with integral garage, garden and a further two on-site parking spaces. There is a TPO on an attractive cherry tree to the right of the site entrance but this does not interfere with the development. The plot is behind an iron gated fence at present.

The Area

The village of Marshwood offers very good local facilities including a church, primary school, garage, public house and post office/shop. The immediate locality is designated as an Area of Outstanding Natural Beauty and the well-known viewpoint of Pilsdon Penn, the highest hill in Dorset, is nearby. The towns of Beaminster, Axminster and Crewkerne, the latter with direct rail link to London Waterloo (2.5 hours), provide a wider range of facilities. The popular coastal resort of Lyme Regis located on the well-known Jurassic coast is also easily accessible. The historic market town of Bridport and picturesque harbour resort of West Bay are only about 8 miles to the south-east.

The plot sits 1.5 km from Cheltenham town centre. The railway station, primary schools and secondary schools are also within easy reach, Pate’s Grammar School being rated as ‘Outstanding’ by Ofsted. Cheltenham is a Spa town and the most complete Regency town in England. It has a rich and interesting history. This can be seen in the remains of the thirteenth century Cistercian Hailes Abbey ruins, or in Sudeley Castle. Cheltenham is home to many music and literature festivals, has an Art Gallery and Museum as well as three theatres. Cheltenham has renowned independent schools such as Cheltenham Ladies College as well as being home to the University of Gloucestershire. The town has a population that exceeds 100,000 people, served by the Regent Arcade Shopping Centre as well as supermarkets such as Waitrose and Sainsburys.
