The Site

The site is level and the houses occupy some 715sq.m, whilst the flats some 822sq.m. A vehicle swept path analysis has been completed as has a contamination risk assessment and a coal report. The site has existing buildings on it to be demolished. The site has been used for warehousing, distribution and storage since 1980 as well as some light industrial usage. The planning consent recommends further investigation regarding possible contamination as a precautionary measure. A structural engineer’s report has no objection to the development, but proposes 2 boreholes as part of an intrusive site investigation as again a sensible precaution. The site is adjacent to the Bristol to Bath cycleway.

The Area

Fishponds lie three miles to the north-east of Bristol City Centre. The area is bordered by Staple Hill and Downend and has a population of around 20,000 people living in mainly Victorian houses. There are two large Victorian parks, with the River Frome running through both parks and the Frome Valley Walkway running alongside Oldbury Court towards the restored mill at Snuff Mills. Eastville Park has its own boating lake and central wildlife reserve. Fishponds have numerous pubs, a post office, health centre and library and a high street with both local shops and national chains such as Boots, Morrisons and Tesco. Bristol City Centre is some 3 miles from the site, offering all the amenities of one of England’s major Cities, including two Universities, the major shopping centre at Cabot Circus and excellent independent schools
